The main theme of the report is the analysis of global capital flows in 2024 and forecasts for 2025.
Investment volumes improved in the fourth quarter of 2024 but remain below the five-year average. The reduction in interest rates in the second half of 2024 contributed to increased investment activity. In North America and EMEA, nearly a third of 2024 investments were closed in the fourth quarter; in APAC, almost half of the activity occurred in the last quarter. Despite improvements, overall activity remains significantly below the five-year average level. EMEA remains the leading region for global capital targeting existing assets, with market share growth in the UK, Japan, and Australia. APAC is the most attractive region for land and development projects, with China dominating.
